Environment & Planning

Designed with the environment in mind.

Hunter Horizon Park is being planned to protect the site's native vegetation, manage water and land responsibly, and progress transparently through the NSW planning process.

Our Approach

Environment first,
from day one.

The precinct has been designed to protect native vegetation across the site — including areas of native forest — and in some cases to enhance it. Environmental considerations have shaped the site layout from the earliest stages of design.

Comprehensive environmental studies are being undertaken across the site, including biodiversity surveys, heritage assessments, and water management planning. As the project progresses through the stages of the NSW approvals process, further detail, dates, and links to formal documentation will be published on this page.

Focus Areas

What we're assessing and protecting.

Native vegetation & habitat

Protection of native vegetation and habitat across the site, informed by detailed biodiversity surveys and ecological assessment.

Water & land management

Integrated stormwater design and efficient water use — targeting sub-1.0 GL per annum cooling solutions, including recycled water.

Heritage & amenity

Heritage assessment alongside noise, traffic, and visual amenity studies to manage impacts on neighbouring properties.

Planning

A transparent path through the NSW planning system.

The project is progressing through the scoping and planning approvals phase and will be assessed under the NSW State Significant Development (SSD) process — a rigorous, state-led pathway used for major infrastructure projects.

Scoping & studies

Site studies and environmental assessments underway, alongside grid connection studies with Ausgrid.

State Significant Development

Assessment under SEPP (Planning Systems) 2021, reflecting the project's scale and regional significance.

Community consultation

Formal exhibition and community consultation as part of the assessment process, with regular updates published here.

Stay Across the Process

More detail as the project progresses.

As the project moves through each stage of approval, this page will be updated with dates, documents, and formal processes — so the community can follow along at every step.
